At Barton, we ensure you know the condition of your home before you start the selling process.
If you are listing your home for sale, you’ll want to make sure it is market ready. Having a pre-sale inspection performed prior to listing could save you time, money, and lower the risk of the buyer’s inspector finding issues with the home. It can also increase your negotiating power when selling the property.
To best understand the process and condition of the homes we inspect, we recommend buyers be present throughout our inspections. This allows our inspectors to thoroughly explain different components and different operating functions of the interior and exterior of the home. After inspections are complete, buyers receive a detailed report describing the findings and condition of the home.
Components of our home inspections include:
– Heating System
– Air Conditioning System
– Foundation Condition
– Condition of Roof
– Plumbing System
– Electrical System
– Siding, Stone or Other Exterior Surfaces
– Grading and Drainage
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.
Pools in Houston are common and can be a great amenity but of course require regular maintenance and upkeep. Barton Home Inspections will inspect the mechanical components, electrical components, pumps, controls, pool liner, coping, decking and heater for defects. The inspection will also include a report for all egress steps, ladders, and proper access gates to the property.
Barton will inspect all controls, anti-siphon valves, and zones and to ensure proper operation of equipment and coverage of water spray in yards.
